Pricing and Availability
All prices, including “starting at,” “from,” and base prices, are subject to change without notice. Unless otherwise stated, the prices shown are for the base home only and do not include homesite premiums, options, upgrades, Design Studio selections, closing costs, taxes, homeowners’ association (HOA) or community fees, or other applicable charges.
Homes, homesites, floor plans, elevations, and home series are subject to prior sale and availability. Not all plans, elevations, or options are available in every neighborhood or on every homesite. We reserve the right to change or withdraw prices, plans, specifications, and availability at any time without notice or obligation.
Promotions, Incentives, and Special Offers
All promotions, incentives, discounts, credits, and special offers, including Design Studio credits and other purchase incentives, are available for a limited time on select homes or homesites, while supplies last. Unless stated otherwise, offers apply only to new purchase agreements executed during the promotional period, cannot be combined with any other offer or incentive, and have no cash value.
Some incentives may require financing through and closing with our preferred lender and may be subject to additional terms, conditions, and restrictions. Incentives may be applied only as stated in the purchase agreement and may be limited by lender or program requirements.
Each promotion, incentive, discount, credit, or special offer is subject to the specific eligibility requirements, limitations, expiration dates, and other terms disclosed with that offer. Material terms and restrictions will be provided in connection with the applicable advertising. Additional terms may be included in the purchase agreement. Offers are subject to change or withdrawal to the extent permitted by applicable law.
Financing and Mortgage Rates
On Top of the World Communities, LLC and Colen Built Development, LLC are not mortgage lenders. Financing is provided by independent third-party lenders, including our preferred lender, and is subject to the lender’s terms. Information on this website regarding financing, interest rates, annual percentage rates (APR), monthly payments, down payments, loan programs, and buydowns is for illustrative purposes only. It is not an offer to extend credit or a commitment to lend.
Any rate or payment example is based on a specific scenario and includes assumptions about credit score, down payment, loan amount, loan type, and loan-to-value ratio. It may not reflect the terms available to every borrower. Example payments may not include taxes, insurance, HOA fees, or mortgage insurance, which will increase the actual payment. Rates and programs, including Conventional, FHA, VA, and USDA loans where offered, are subject to change without notice, availability of funds, and the stated offer period.
All loans are subject to credit approval, underwriting guidelines, appraisal, and program eligibility. Not all applicants will qualify. Buyers are not required to use our preferred lender to purchase a home; however, certain incentives may be available only when financing through that lender. Please contact the lender directly for current rates, terms, and full disclosures.
Specific financing advertisements, including those referencing interest rates, annual percentage rates, monthly payments, down payments, or financing incentives, are subject to additional disclosure requirements under applicable federal and state law. Any required disclosures will be provided in connection with the applicable financing advertisement. The general information contained in this Legal Notice is not intended to replace those disclosures.
World Tour Adventure and Guest Stays
The World Tour Adventure and other guest stay packages are offered only to prospective purchasers interested in buying a new home in the community, and guests must qualify to be eligible. A meeting with a sales representative is required during the stay. There is no obligation to purchase.
Package pricing is per couple, plus applicable taxes, and premium pricing may apply during peak periods. All guests must be at least 18 years old. Accommodations are limited and available on a first-come, first-served basis. A cancellation fee applies to reservations canceled within 30 days of arrival. Pet-friendly accommodations are subject to availability, and a pet cleaning fee applies.
Itineraries, activities, events, classes, dining, and amenity access are examples only and may vary based on availability, season, weather, and individual arrangements. Package terms, pricing, and inclusions are subject to change, and the offer may be withdrawn at any time. This offer cannot be combined with any other offer.
Floor Plans, Renderings, Photography, and Model Homes
Floor plans, elevations, renderings, site plans, maps, photographs, videos, virtual tours, and other images are artist’s conceptions or representative examples provided for illustrative purposes only. They may depict optional features, upgrades, furnishings, decorator items, landscaping, and finishes that are not included in the base price or are not available on every home.
All square footage, room sizes, and dimensions are approximate and may vary during construction. Model homes are decorated for display and may include features, options, and upgrades that are not standard. Images may include stock photography or virtual staging, and the people shown may be models.
We reserve the right to modify plans, specifications, materials, features, and designs, and to substitute products or materials of equal or better quality, without notice. Actual homes, views, orientation, and homesite characteristics may differ from those shown.
Move-In Ready Homes
Listings for move-in ready, quick move-in, and under-construction homes are updated periodically and may not reflect current availability, pricing, construction status, or estimated completion dates. Homes are subject to prior sale.
Estimated completion and move-in dates are not guaranteed and may change due to weather, material availability, inspections, and other factors beyond our control. Features, finishes, and options for a specific home should be confirmed with a sales representative before purchase. Listing photos may depict a similar home or be virtually staged.
Community, Amenities, and HOA
On Top of the World is an age-restricted community intended and operated for occupancy by persons 55 years of age or older, in accordance with the Housing for Older Persons Act and applicable Florida law. Occupancy and residency are subject to the community’s governing documents and age-verification requirements.
Amenities, clubhouses, recreational facilities, golf courses, dining, clubs, programs, and services described on this website may be owned or operated by entities other than the seller, may require separate membership, usage, or service fees, and may be subject to rules and operating hours. Amenities, neighborhoods, and community plans, including future phases and facilities, are subject to change, may not be completed, may differ from what is described, and are not guaranteed.
Homeowners’ association, community, and maintenance fees, including maintenance-included services, are subject to change and are governed by the applicable declaration, budget, and governing documents. Services included in maintenance-included neighborhoods vary by neighborhood. Prospective purchasers should review all governing documents, budgets, and disclosures provided at or before the contract.
Statements about construction quality, energy efficiency, sustainability, or estimated savings are general in nature and do not constitute a warranty. Actual results will vary based on usage, occupancy, weather, and other factors. Warranty coverage, if any, is limited to the written warranty provided at closing.
Nothing in this Legal Notice modifies or replaces any disclosure required by applicable law, the community’s governing documents, or an executed purchase agreement. Purchasers should review the applicable governing documents, disclosures, and purchase agreement for the specific community and property they are considering.
Events, Programs, and Third-Party Information
Events, classes, open houses, tours, and programs, including Master the Possibilities, are subject to change, cancellation, capacity limits, and registration requirements, and may incur separate fees. Fitness, wellness, and activity programs are general in nature and do not constitute medical advice. Participants should consult a physician before starting any exercise program and participate at their own risk.

You do not need our permission to refer to us truthfully — for example, to review our communities, report on us, or identify our homes and services in good faith. Use only as much of a mark as you need, and do not alter or abbreviate it.
You may not use our marks in a way that is false, misleading, or likely to suggest that you are affiliated with us or endorsed by us. That includes using our marks in a business name, trademark, domain name, or social media handle.
